@Andrew Postell Thanks for the reply! Right now, I am in the stage of Finding Properties. Networking and finding good resources is my main challenge at this time. I read your article about finding good lenders and it is really informative; it confirmed what I thought about lending/financing for BRRRR.

Hi! I'm a newer investor here with no properties. I am looking into properties both in-state and out-of-state. For this post, I am trying to find out more about the real estate market local to me. There is a dilapidated, unoccupied duplex in my local town (literally a 10 min walk from my home) and it is by a cemetary. I reside in a good school district in a peaceful neighborhood. Homes are kind of expensive in this area. My question is, would a duplex by a cemetary make for a good rehab and rental? Or would the cemetary just detract its value and drive away potential renters/buyers?

Hi! I'm in the market for out-of-state properties. I cannot househack due to family reasons and I like the school district that I live in. Alternatively, I can look into househacking in my neighborhood, but everything is kind of expensive here and I don't have any dilapidated homes to renovate. I'm a new investor and I also try to stay away from any investment that requires major renovations at this time.

I have been looking into getting an investment property in Indiana, but undecided between Indianapolis and Fort Wayne. I searched through BiggerPockets "Find Markets" tab and the blogs but haven't found any info yet. Does anyone have any stats about how rentals perform in Fort Wayne and Indianapolis? How are most investors strategizing there (fix and flip or buy and rent)? 

I really want to buy and rent LTR.

Hi Benjamin! Thanks for your reply. I wanted to invest for the long term-like buy and hold. Looking to invest in single family units/multi family units. I don't want to do BRRR or house flipping.

Hello BiggerPockets community! I'm Danielle from South Brunswick, NJ and I am looking forward to learning about real estate investing, topics and connecting with others in the real estate community. I'm particularly focused on getting started. I don't own my own home, so even the home buying process is new to me. I don't even have a real estate license nor do I have any real connections to real estate professionals/investors.

Outside of real estate, I enjoy spending time with family, watching anime and swimming. I have a ton of hobbies that I don't make money on.
