Purchase price is $520,000. Doing  10% down in addition to $30K in closing costs. I will be living there for at least 12 months due to the loan agreement. Definitely not all of my earthly savings; I’d be keeping a decent amount in reserves in case I have a really bad day (equivalent to about 10 mortgage payments).

I am purchasing my very first deal and trying to decide if I should use a 401K loan or my savings to fund the down payment and closing costs. With 10% down, the property has a 12% CoC ROI and a 21.5% annualized return. My 401K has an 18% ROI over the last year, but we all know 2020 has been a boom year for the stock market (3 yr return is 13%). Based on historical cycles, I anticipate the market is going to dip over the next 10 years, which means having my money in a real estate investment would most likely make more that the stock market fund. So I face the decision, take the 401K loan with a bet that my property will do better than the 401K fund over the next few years and invest my savings in another property in about a year, or just use my savings now and consider a 401K loan later. Thoughts?

@Isaura Orellana I agree that Detroit is looking like a great market. I’m originally from MI, but now I live in Philly. My family is still in MI and my brother lives in a Detroit suburb. I’ve been throwing around the idea of long distance investing there, but since I’m a total newbie investor I’ve been hesitant.

Really? I’ve just begun my journey into real estate investing and I’ve only seen two properties that met the 1% rule, both of which were sold within two days of listing. My realtor, who is also an investor, said the 1% rule doesn’t really apply to Philly. I’ve found it a bit discouraging so far. I’d love to connect with you and talk more if you’re up for it.
