Hi @Paul Kubin, I’m in Fort Smith and I’m in the same boat.  TurnBNB has one gal that will respond and her prices are outrageous.  We posted some signs around town for cleaners, I’ll have my husband do some more here soon and if I find anyone worth it, I’ll share the info with you.  I do have a gal that helps me that is from Greenwood.  She’s very reliable but slow and isn’t spotless — no one has complained but if I go behind her, I find a lot of misses.  If you want to share your info with me I can pass it along to her and you can give her a try.

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Ogden.

Purchase price: $155,000
Cash invested: $300

Duplex both units 1 bedroom/1 bath.

What made you interested in investing in this type of deal?

To be a housing provider and try a housing hack.

How did you find this deal and how did you negotiate it?

We found it on MLS and Real Estate Agent.

How did you finance this deal?

We used a VA loan.

Lessons learned? Challenges?

Did a major remodel and it really wasn’t necessary for what we are doing with it. Spent way too much.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Our Title person Lisa Cruz was amazing.

Hi, this is an awesome project to take on. I've had a really hard time finding contractors to even get bids and that is through Thumbtack and Home Depot, they are all super busy. I hope for a great rehab on your property. If you find anyone you recommend please send them my way!

Thanks gentlemen that was awesome advice from each of you! I think we qualify for the partial exchange, I will look into that option. $20k in tax saved would be a great down on another investment!

Hi, I'm very new to Real Estate transactions.  Before I make a costly mistake I'm hoping someone can shed some light on what the consequences are of selling my condo.  I purchased 04/16.  My then fiancé purchased a duplex 01/17 and we married 09/17.  I can sell my condo and profit around $100k and house hack the duplex so our max out of pocket each month as long as our rental stays occupied is $300.  

How much in taxes will we pay as a result of the sale?  What are our options to minimize our tax liabilities?

Thanks in advance for your assistance, looking to list condo in December.

My husband has been approached this company asking him to assist in marketing for this company.  I don't get a good feeling about it, but don't know enough about Real Estate to tell if it's BS or not.  Any feedback would be greatly appreciated.
