@Account Closed all my previous tenants including this last one have kept the yard fairly well maintained. The last year however, this last tenant was rarely home (according to the neighbor) and let the yard slip. Moving forward, my new tenant is paying $300 more a month than the last (rental market went up) and I'm including yard maintenance.

What constitutes normal wear and tear? What would be beyond wear and tear for a nearly 5 year long tenant? Several parts of the new fridge (at move in) have been broken. Floor is ruined where front door leaked for a long time and he never let me know. Furniture that he put in front of the door (yeah I know) has sunk into the floor from the water. The yard wasn't properly maintained and has overgrown or died. He's demanding his whole security deposit be returned.
