I certainly love the spirit in considering a gift, but as others have mentioned could be risky and backfire. I think the best approach to saying thank you for being a good tenant, is to be a good landlord. Great professional relationships do not mean they have to be personal.

Have you considered reaching out to the short-term rentals for healthcare professionals? Given the circumstances, they may make an exception.

Transfer tax rates vary based on city/county. Based on the $17k transfer tax, you must be in one of the highest brackets. The range can be from 1-5%. That could save you significant cash out of pocket. 

Also, you MIP premium seems high for a $400k property. I think the average rate is .85-1% of total purchase price. Is $562 a month correct for you MIP?

Never a bad time to get started, however there are times where there is less room for error. This market with prices where they are, and some uncertainty of what the next several years look like, its critical that you are spot on when underwriting/analyzing your investment. Make sure you aren't banking on certain market performance on the short term to justify the investment. By that, I mean don't expect the same level of YoY natural appreciation we've seen in the past several years. Educate yourself as much as you can as you jump in....but JUMP IN!

HOA and parking can be a killer for a condo. Do you have any interest in cosmetic rehab? I have investments in the PDX (process of selling one) and spent some time analyzing the SEA markets, and I found some opportunities in Snohomish, South Park, and Renton that may need some cosmetic work. House hacking would be a great way to reduce living costs, and have someone else help you build equity. Good luck!

I would try everything to be present for the walk through if you can swing it. Perhaps the weekend prior?

I think the more important question is where do you want to live? From there, identify markets that would make sense based on commute, pricing, growth, etc.
