My company currently has an off-market, direct-to-seller 28 unit apartment building for sale in a C area of Jacksonville, FL.

  • Occupancy is 90% with three units in the midst of kitchen and floor renovations. All three units are spoken for and should be ready for move-in by end of month.
  • With financing (ex: 25% down at 5.5% over a 25 yr amort) this property cashflows $3,041/month and has a deal cap of 9.3%. The ARV is $1,186,000.

@Binyomin K. Try to create relationships with brokers in the areas you want to invest in and they may give you access to their off-market listings.
