We are half way thru our first flip and just had to let go of our contractor. We have most of the work done with just a master bedroom and bathroom left. I have plans and permits, owner/builder. Does anyone know of someone who would be interested in the work? Danielle

For all the fixer and flippers out there in San Diego, where are your favorite places to get materials at a good price in San Diego - flooring, tile, doors, windows, fixtures, etc? I have found Window Depot in National City to have pretty good prices.

Hi, we are looking to invest in Greenville, SC as well. Does anyone here have a realtor recommendation for a multi-family property? Also, what are typical CAP rates in the area? How many units could I buyin a B or C property for $600k?

Thanks Mike. We own two short term vacation rentals in San Diego where there is a strong opposition. We hope they are able to find consensus on fair and reasonable restrictions and regulations. Our experience has been really positive. Since Prescott is a smaller city, I'm having trouble finding much research on the rental market. A quick scan of zillow and craigslist shows there isn't much available to rent and the vacancy rate is relatively low. Would you have any other resources that point to strong rental market? I know home values are rising rapidly there as well. -Danielle

Does anyone own rental property in Prescott, Arizona? Do you do vacation rentals, winter visitor rental, or traditional rentals? 

Hi. We have the opportunity to buy four single family homes in Prescott, Arizona that are currently cash flowing. At a price of $525 for all four and $4800/mo in rent it misses the 2% rule. My parents live in Prescott, Arizona and it seems to be an area that has continued to boom, has low vacancy rates, and a bit of a shortage of rentals. I'd love to know if anyone else is looking at this area or has invested in this area and what your thoughts are on the market and 2% rule.
