Thanks Jay! As a follow up I'd like to ask how do I learn about investor opportunities such as foreclosures and homes that need lots of work if I don't know anything about the industry? I want to get my feet wet inside the properties before I start looking to buy so I can be an expert in the field.

 YUP no agent is going to spend there time when U cannot transact and I am sure if the shoe was on the other foot you would not want anyone just playing you.

what you can and should do though is go to open houses.. this is free to all.  and also go to new home developments that have show homes.

this is what my wife and I do when we travel.. or even in town.. to keep up on trends etc. of course being agents we can get into any listed property ( as long as we follow showing instructions).. 

In addition if you have home improvement shows and the like go to those.

Should I be doing showings/viewing if I'm still a year out? I'm asking because I would love to go an actually walk around and see what is typical. What I found is most properties on the MLS don't have many interior pictures. I would rather know things to look for sooner than later, but am I wasting my agents time? Any thoughts on this strategy?

Hey! I'm fairly new to the BPP forums and i just want to pick some brains on a few things. Over the past month I've read 4 pretty influential books on getting my life and mind in order; so I can jump into this real estate thing. I'm reading Think & Grow Rich, Rich Dad, Poor Dad, Rental Property Investing and Loops Holes of Real Estate. After reading all 4 books, I'm finding my mind moving a mile a minute. I'm super motivated. I have to admit though, I'm having trouble on where to exactly focus that energy. Are people just picking something then never looking back or has anyone else been in my shoes?

I like this idea of thinking a lot. I'm actually going to use this with my family. They tend to have a hand out

I would be the 'manager' of this duplex. I'd be paying 'rent' to my mgt corp. She would pay her share with no resentments or sense of entitlement.  

Problem is, most like to run their mouth about what they're buying and the great deal they got, etc. Anonymity is where it's at if you like freedom and serenity.

Yes! You totally get it! If all my bills are paid I'm wondering if still having her pay rent is morally wrong. She isn't into the financials as much and may not even notice that I'm profiting off of her. I also am a strong believer of karma and don't want any bad stuff coming my way.

I'm guessing the other side tenant completely pays for your bills, so your ethics come from the idea of charging her when you don't have any expenses.    So first, you're making a phenomenal investment, so congrats on the duplex!      I would say have her pay the cable bill and the electric/gas bill (don't do food, IMO it always gets messy b/c it ends up costing a lot more), no reason she gets  to live completely free... remember, you're still on the hook for maintenance for both homes, and stuff will come up!

@Anthony McEvoy we don’t live together now. If she pay it would be considerably less that what she pays now
