As FHA it would require w/ 20% or 25% (can't remember which), but it still has mortgage insurance, so no one does it as FHA (hence it not mattering that I don't remember which -- if you like giving money away, just call me directly instead of putting 20% down with mortgage insurance :P ).

LOL, oh well, so the only option is to have my cousin be in the loan by herself right? not sure if she will qualify though...

Hello, this is an old post, but this is something related to my question I have, so instead of creating a new one, I'll ask here.

I was thinking on buying a rental property with an FHA loan, but I would like my cousin to live there for at least 1 year instead of me, since she's looking for a home.. so does she need to be in the FHA loan by herself or can we both be in the loan and only she can live there?
