Hello, my name is Daniel and I recently took a complete NOSE-DIVE into wholesaling real estate. I've watched a few youtube videos. I'm in the middle of a bunch of wholesaling deals, however, I'm getting stuck since it's my first time. 

I have a few questions:

1. What comes after the seller signs the Purchase and Sale Agreement? Do I get the buyer to sign the Assignment contract or contact a title company first? What do I ask the title company? 

2. Should I be straight forward when finding a buyer? Meaning, do I make the posting/advertisement say that "this is an assignment contract"?  

3. What happens after the title company does their job & the buyer signs the assignment contract? Do I just give the buyer the contract I signed with the seller (with my name on it and the seller's)? 

4. I heard someone mention that using an Affidavit is a good option to be safe. What happens after the seller and I sign it? Do I give it to a title company? What happens with the paper in order for it to be valid? Who do I send it to?
