Hi everyone, I've been out of real estate for 3 years stabalizing my restaurant business here in houston and would like to get back in. 

I'd like to see if there is anyone that I can connect with that has experience in fix/flip or lot development area. I've created adequate private funds to finance a project as a whole and have developed relationships with the bank to spearhead lot development project.

 I'm willing to look 1-2 hours away and use this deal as a learning experience to get back in.

Hi,


Does anyone have any recommendations on a well priced Houston architect for indoor stair and outdoor deck plans? 

I'd like to remove a  single spiral stairs and add new up to code stairs that split two ways in the middle. Carpenter is for frame work for the stairs.

@dianamuresan Thanks for responding! I don't believe there will be a down payment option, because the seller will be looking for a quick close. We can ask them to give us a 6-12 week grace period, so i'll find out what they have to say.

Sorry Diana, the language is a little confusing. Are you stating that we can close and purchase within 30 days of submitting paperwork?  I always thought it takes longer since they have to appraise and go through underwriting.

Hi,There is currently a for closure by the bank that will provide the property free and clear of any past tax debts and title. My question is the property is $360k and I'd like to know where I'd be able to obtain a loan in 15-30 days. I have hard cash(think in the mattress) and a home I could refinance from. The refinancing I believe with be difficult, since it will be 30-45 days to obtain the money and also they require someone to make a decent income(I deduct everything). Any creative ideas would be appreciated. Thank you!Regards,Daniel

Hi,

I'd like to know if anyone can help me with comps! Would anyone be able to let me gain access to the westchester mls for 1 hour or assist in finding comps for 3 bed 1 bath roughly 1000-1350 sq. ft. in the zipcode of 10701 with a price of $2400+ in a 3 family? I'm trying to close on a mortgage and require comps. Thank you BP Group!

Hi,

I'll take a look at the rentals within the area. 

I'll see if I'm able to get tenants on a long term lease.

Landlord is paying for all water and landlord pays for the electricity for the supers/common area, Landlord also pays for gas and water for all tenants. 

The landlord takes care of the property maintenance, snow, minor fixes, grass trimming for a lower rent and electricity being paid by previous landlord up to $100.

As for cash flow, i didn't consider CapEX, vacancy, maintenance. Got it. Thanks for the insight. @Ben Wilkins
