Hi everyone,

I'm part of a small group of others interested in real estate investing in the Boone, Blowing Rock, Banner Elk, NC High Country area. We are actually planning on starting our meet-ups again sometime this month. Hi @Ashley Rummage. I have Lisa Wilkins' cleaning company do the cleaning. Lisa and her team are awesome and well organized. The company is officially called "Peace of Mind Cleaning" (very fitting) and I'll message you her phone number. 

I'll mention this for you and anyone else reading No matter who you go with I recommend using a team of cleaners and not just an individual. I had some trouble with the first cleaner I hired that just did things by herself which did not work out since she was not always available and often had multiple same-day turnovers.

Lisa is great and her husband is a handyman which makes for a great time. And if I recall correctly she plans to start her own prop management business in the future!

Hi @Christi Mercer, I'm glad @Tristan S. tagged me and I'm happy to connect. I'll also add my two cents for anyone else reading this thread.

I started short-term renting a house outside of Boone town limits back in August. As far as regulations go, I would definitely recommend talking to a local official about it before making any major decisions. The article gave me a much better understanding of the operations of STRs in Boone when I was trying to make decisions. There are quotes from the town attorney about how "short-term rentals are “technically illegal,” but that the town’s planning department has not been enforcing it." Also from Watauga County Tourism Development Authority notes that "online rental companies now account for 30 to 31 percent of occupancy tax revenue". To me that says that the town greatly benefits from "technically illegal" STRs so I would be surprised to see any enforcement made to STRs in town limits. Again, it's ultimately up to you and I would recommend talking to a local lawyer to better understand the risks before making any decisions.

There are a few surprises that I discovered after I started. For one, the county and state taxes account for 12.5% of your rental revenue and I also use a management company (Evolve Vacation Rentals) that takes another 10% and that really eats into my potential income.

Another thing I want to note is that it takes a lot of leg work to make a STR worthwhile compared to a long-term rental. I had a buddy that did STR in Banner Elk and got burned out in just a few months because he took on everything on his own. He communicated with guests, cleaned, maintained, managed the listing, everything. Some people are cut out for that but I personally am not so that's why I use a management company and a cleaner which, again, eats into potential revenue but greatly put my mind to rest. Being on Queen St, you will likely have same-day turnovers and that's a lot of pressure if you try to clean on your own without having the extra hands that a cleaning company has.

On the other hand, since the pandemic, STRs in Watauga have been doing really well and I'm personally very grateful that I started when I did. I read another Watauga Democrat article a few months ago that stated 2020's third quarter (July-Sept.) provided the county with as much occupancy tax as entire years in the past. So obviously STRs around Boone/Blowing Rock are in high demand. I imagine this trend will continue as long as people are trying to find respite from cities during the pandemic. 

I also agree with Tristan that you seem to have a solid long-term rental as a backup if STR doesn't work out. I was in a similar situation and decided that it would be easier to pivot from STR to long-term but not so much vise-versa. I say, if you have the opportunity to do STR, then you should try it to see if it is a good fit.

@Joseph Bafia That's great to hear, thanks! That's interesting that she does everything virtual. I imagine a lot of services are trending that way with coronavirus anyways. How did that go for you?

Just recently started a STR in Boone, NC and so far things are running smoothly. The company I'm using to manage the listing is Evolve Vacation Rentals and they handle the tax reporting fairly well. I do, however, want to meet with an accountant in the Boone/Blowing Rock/Watauga area that is familiar with rentals, ideally one that is familiar specifically with RE investing. I mainly just want to have a one time meeting to make sure I'm on the right track but eventually I imagine this will be an accountant that I will use in the long run. Any recommendations is greatly appreciated.

Right now my priority is to get rolling with an accountant but frankly I'm also in the same boat regarding legal services and insurance so if someone can also recommend a local attorney and insurance rep that would also be great!

Thanks for that insight, Brian! I've been curious about the Caldwell/Wilkes/Ashe rental market and so that feedback is invaluable.

You're right about professionals moving just outside the county especially to Ashe. Many of my coworkers at the university are living in Ashe or planning to move to Ashe in the near future. With 221 being upgraded to four lanes it seems that the area is quickly becoming more desirable. Also it's a very scenic area in general. I imagine we'll see a big uptick in young professionals rentals and home sales in Ashe in the near future.

That sounds great! If we're looking at this week, I could really only do Wednesday or Friday evenings, but I can do any evening next week, the week of the 27th.

I am definitely open to Booneshine! Their outdoor seating seems to be spaced out fairly well but you're right, they tend to be in high demand. I am working from home so my schedule is pretty flexible although I will be out of town this weekend.
