Post: Whats Good With Charlotte

I have heard many people speak positively about the real estate investment market in Charlotte North Carolina. I am aware that many people leaving NY and other expensive cities int he north have found Charlotte as a top destination. However, the rent to cost ratios looked a little low for cash flow to be a possibility. Is Charlotte an appreciation market? Can anyone explain how investors are profiting there?

Anyone got a good recommendation for websites that can provide me a deeper analysis of a neighborhood, preferably on a zip code basis?

The information I am looking for would be the standard points an investor might want to know, including average home prices, median income, crime rates, real estate forecasts etc. 

I checked out neighborhoodscout.com but I am wondering what good competitors are out there, and if there are any free (or lower cost) alternatives. Thanks in advance!

Thanks for the good reading. Do you mostly use the bigger pockets rehab estimator tool to calculate the potential cost of a rehab, or do you have a different method?

I am a 28 year old lawyer originally from Boston now living in NYC and I have been excited to get started in real estate investing since college. I have saved about 37K and am looking to purchase a single family home in Philly. I have been pre-approved for a 160K mortgage and am eager to find good people to work with in the area. 

I am primarily looking to connect with real estate agents and property managers. However, I would also be interested in talking to other real estate investors who have found success anywhere in the North East. Although I am focusing my search in Philadelphia, I have also seen good deals in Hartford CT, Providence RI, and Newark NJ. It would be great to hear from someone who could speak to the pros and cons of owning and renting in these different cites/states.
