@Gabriel D. Zapata I'm just starting out as well and also live in 29. I attended the Coachella Valley Real Estate Investors Association for the first time on Jan 8th. From that meeting I can tell you that if you find a good deal there are plenty of people willing to buy it. The next meeting will be February 12th. I suggest you go and see for yourself. Perhaps we could meet for a cup of coffee.

Be sure of HOA lien priority.

 Tom,

Thank you very much for your input. I looked up the LLC through the Secretary of State and found three managers of the LLC. I skip traced the names and was able to get phone numbers for two of the managers.

One was an attorney. He said the LLC went out of business years ago and he had nothing to do with it now. He was very short with me and also mentioned he believed the properties were already foreclosed on. I attempted to get the names and phone numbers of the other managers but was unsuccessful.

The other phone number that I found, I called and left a message.

I looked up the deed of trust and only the LLC was named.

I went driving for dollars and came across 4 empty homes with paperwork on the door stating " Decision to foreclose due to failure to pay homeowner's association assessments." The owner of the property is an LLC, whos status is suspended. I also checked the tax records and discovered that the tax bill is in default. The properties are empty. My question is how do I get ahold of the LLC if its status is suspended? The sale of the property will not be scheduled until after the end of February.

@Daniel Iniguez The $71k was funded with cash, is that what you're asking?

I'm new and not sure if it ok to ask,  but how did you initially fund the 71k? Congrats on the homerun!
