I have a double in the 19th ward myself.  I believe that is a good area to invest in myself.  I do carry a property manager though which handles most all of the issues that I run into.  I enjoy investing and usually focus on the 19th ward myself.  It is a good area with decent tenets.  I would say it is a B to a C area, but the streets are very walkable and I feel comfortable going through that neighborhood.  

On a side note, do we have any meet up opportunities that are BP related here in Rochester?
