Hi @Anna Dube and welcome to BP! I am new myself and have learned so much in a few short weeks. Its certainly a good idea to separate your investment finances from your personal finances. There is a wide spectrum of opinions regarding property software. I personally am a big believer in QB as it is very user friendly. The other ones may be as well, but QB is my preferred software. 

Regarding how far to go back-I guess it depends on what the goals of your financial statements are and how many transactions you have (ie: how long it will take to enter the data). Some people prefer to go back and do the dirty work, while others prefer to start from 1/1/16 and maintain it regularly.

@Kelly G. When my wife and I purchased our house, we hired an independent mold consultant (not a remediator) to come in, analyze, and take some samples which were then sent to a lab. She then issued a report to me which I was able to give to the buyer. He then took care of the issue. I'm happy to give you the contact info of the consultant if that would help.
