Hi all, How does someone who isnt a US citizen get access to finance here? I am currently visiting in the US checking out a couple of cities for purchasing property as an investment. Ive met with three brokers here so far who dont have access to products for foreign nationals. Background is that I’m from Australia, and have two partners and are looking to establish a portfolio of properties. We don’t have visas or any US credit history. We all have jobs with income > $100k US pa. Anyone who has some leads or suggestions on how to solve this issue would be appreciated! Thanks, Daniel

@Chris Lopez Thanks Chris! Good to know so as to manage expectations. I think given we are long distance investors we would probably want something that does not require much modification.

@Teri S. Hi Teri, you’re correct, we have heard good things about the surrounding areas. However based on a macro analysis of the state, Denver seems to be the best investment option. Strong, stable and long term drivers that will drive capital growth. Thanks for your thoughts!

@Kevin Grinstead Hi Kevin, thanks for the tip regarding Cherry Creek and price point. We are currently in discussions with international banks (HSBC) as they seem to lend at reasonable rates. Local banks that do international lending that could be preferred. Do you have any recommendations/ contacts?

Hi Katie  - thanks for the clarifying questions. I'd be coming in with conventional financing. I'd be open to purchasing a townhouse in a good suburb, but wouldnt want something that needs a lot of work. What budget would you suggest for that / what areas would you be looking in?

Thanks for your thoughts. 

Below is an expanded criteria of what I am looking for in terms of suburb:

>> Long term buy and hold (investment)

>> $200-260K

>> Return of 6%+ ROI rent (annual rent divided by property purchase price) - if this is achievable whatever suburb comes closest 

>> Stable capital gain

>> Low crime

>> Low vacancy rate

I am going to be in Denver from 11th to the 15th November - I'd be interested in checking out some available stock in that period if you have something that meets the criteria?

Hi everyone, I’m looking at buying in Aurora CO and I was wondering if any of you out there had any views about the best suburbs to purchase in that area? Budget is around $200-250k. Looking at townhouses through to a multi door, depending on how the returns stack up. Your help would be most appreciated! Daniel

@Chris Lopez This is very helpful, thank you. That piece makes some strong arguments re: demographic strength of Denver. Also quite a fascinating perspective on why recessions impact investors more than you would think. Is there anything in the Denver market that worries you? What do you see as being its biggest downside / risk?

@Tanner Crawley Thanks for providing an alternative perspective from your experience. From an outsiders view Denver really does seem to be positioned for some great long term performance from a macro perspective. Is there anything about the market that worries you / any common mistakes you see people make when buying in Denver?
