Louise Barrack of Rosenberg and Estis is a great attorney to use for this resource.  You can use her to advise you on any deal you are buying, look at DHCR reports, and tell you what can and cannot be fixed, what your risks are, etc.

I am purchasing a property where there is a tenant with no lease that I want to get out.  The difference between what he is paying in rent and market rent is approximately $3k per month.

As many of you know, to start a holdover case is going to take a minimum of four months to get him out and could take as long as a year if the tenant knows how to play the game.

I offered to help him out with moving costs but the amount he came up with is way too high. 

What is a fair price to pay him?

I am purchasing a three family Brownstone in Brooklyn as a rental property and seeking advice for where to start when searching for a super.  

I have heard of superintendent services companies but so far they have quoted me very high quotes.  I also know several owners in the area and have asked around to see if I could share a super with them for one of their buildings (esp if trash pickup is same day).

Any thoughts on which route to go/where to start?

Also, what is a fair price to pay a super for a three unit property?

Anyone have experience investing in NYC condos?  I am ideally looking for a 2BR or a 1BR that can be converted to a 2BR to rent out and for the rent to cover the monthly expenses.  And only looking in Manhattan under 96th or Prime Brooklyn.  Does this even exist in today's market?

And has anyone successfully completed a purchase like this?  Or are condos strictly a user play?

Steve, what markets out of state do you invest in.  And how do you manage the property remotely?  Do you just hand off to a management company or do you have partners that live locally in those markets?
