What would be a good cash on cash return for houses ranging from 100,000-180,000? With a 10-20% deposit.

Well I'm 24 year old college student with no money to invest with but I have excellent credit. I have no experience with real estate so I'm just looking for the best possible way to get started in investing. My main focus is on rental real estate but I'm struggling with that first step.
