Hi All,

I've been a BP Pro member for a year now. After closing my clothing business in December I was heavily focused on REI and in my effort to learn as much as possible about RE ended up getting my license. I'm currently working with Keller Williams in the Studio City office and focusing on the San Fernando Valley areas and out through East LA.

I am very interested in working buyers/sellers/investors interested or working in Mid Century and Modern homes and here to help ALL investors as an investor myself. I have great relationships with some lenders that have interesting strategies for property acquisition at all income and savings levels and some great experience working with a team of Los Angeles flippers that comes in handy when making big decisions about a new investment. 

I love to opportunity to chat on BP, by phone, or in person about real estate and investing in general or regarding specific investments or acquisition!

Thanks for your comment. 

I'm asking from a standpoint of creating systems to put in place at the start of  future projects and not necessarily about specific current issues. 

Are their specific methods or software used to monitor a projects schedule, keep GC's and subs accountable and all involved parties on task?

Are there incentives or deductions set up from the start of a project that motivates the team and eliminates the need for micro managing? 

Etc..

The goal is to create better systems for our flips and rehab projects.

BPers,

We have traditionally done a good job of staying on budget and on time with our flips, but our last couple of projects have definitely pushed us to a point where we need to implement some new strategies to improve our model. We deal with multiple sub contractors form our Main Sub, to HVAC to pool installers, electrical, etc.

I'd like to ask you guys specificially: What systems or tactics have you implemented into your fix and flips that have improved your ability to stay ON-BUDGET and ON-TIME with your projects? We were considering possible bonus or deduction structures based on projects or deadlines but would love to hear all suggestions to keep projects and subs on schedule.

Hey Everyone,

My names Daniel, or Dan. I'm new to Real Estate and Investing and utilizing BP to help me prepare for my first investment. My wife and I just bought our first house in Reseda, but not necessarily as an investment. I'm a former touring musician and for the last 8 years i've been running a private label clothing company with my brother, with retail in Brooklyn, NY and design and production all done out here in Los Angeles, all made in USA! We will be closing our company at the end of this year and my plan is to begin investing in real estate, though i'm not sure which route ill take yet, be it wholesaling, fix and flip, finding a duplex to rent or maybe even looking at bigger multi family/apartment units. I feel like i've done so much reading, research, listening to podcasts, just trying to figure out the best strategy to start DOING. I guess this is my first step.

I'd love to connect with anyone in the area or in LA proper that would be down to grab a lunch on me, let me tag along for a day, or come check out a current flip they're working on. Certainly willing to offer a hand where I can in exchange for some education and practical on the job knowledge! Looking forward to meeting everyone and becoming a more solid fixture around BP over the coming weeks/months/years!
