Hi BiggerPockets Team,

I am moving out of state soon to take a new job, and would like to transition my current residence to be a rental. Would also like to use the equity in my current residence as a down payment for the home in my new location. What have you found to be the most effective way to do this in your experience? Which mortgage companies are easiest to work with for this type of transaction? Assuming good credit, what sort of interest rates should I be looking for right now? 

For the rental side of this transaction, should I go for traditional tenants with long term contracts? Any success with AirBnB from fellow BiggerPockets members? 

Really appreciate any guidance you can provide!

Thanks for the thoughts everyone. I will plan on using some of these strategies to understand more about rentals in the areas where I want to invest. Wasn't sure how accurate some of the website rates might be, but sounds like they are a good place to start anyway. Appreciate the responses!

Hi BiggerPockets community!

I am a new investor looking to get started with some BRRR properties in the North Fort Worth area. One area where I am looking to get more educated is around getting accurate rental rates for different neighborhoods in the area. What have others found to be the most successful ways to understand rents for an area? Are there any reliable websites or databases available? Or do you have to make some phone calls to ask on specific houses? Any insight in this area would be helpful.
