In some markets absolutely. I stay in the first-time homebuyer/workforce housing markets and tend to do okay when the environment is unfavorable.

Just curious about who everybody is using to finance their rental purchases right now. Fulton and MECU seem to still be writing loans but would love to hear who you are using. Thanks in advance!

I've been investing in Baltimore for 10 years and have done hundreds of section 8 inspections. Easy to deal with? Probably wouldn't say that. But it's all about building relationships with inspectors down there, getting to know them, and using the system the way that they want it used. 

The thing with Baltimore now is that you have to get a home inspection for a rental whether it's section 8 or not... so if you pass the home inspection, 95% of the time you'll pass the section 8 inspection. 

I can count on 1 hand the number of times I'be had reinspection issues or things took WAY longer than they should have.

Justin, welcome! Great introduction. 

Happy to help if you need some direction with the private investor. I'm experienced in LLC partnerships, mortgages, business loans... however you guys want to set that up. The private investor probably has some idea if they've done this before... but if not, you could present several options.
