Hello,

I am a young investor looking to get knowledge on how to utilize seller financing to obtaining 2nd rental property.

I bought 1 single family home in Tilbury, Ontario in 2021 and it is not cashflowing AND not able to sell right now as locked in mortgage until 2027.

I do have some cash, but not enough for a 2nd property, and I seen plenty of off market seller financing - but I just don't understand the whole seller financing business to obtain. I watched videos, but there is only so much I can watch.

Hoping someone can lead me in the right direction !

I am new to the forum -

I have been contacting some people about STR courses, such as BNB inner circle, STR wealth academy.

I am torn about taking a 2-4K course of these.  I've never done a course, but I always had trust issues on these type of things.

I am Canadian, I live in Toronto. I own 1 Single family LT rental that is struggling to cash flow in a small town (bought in 2021) - so no equity right now. Cannot sell right now either, 

I am pivoting my research in the Florida market to invest and potentially purchase a property for STR in 2025 and I had a few conversations with mortgage brokers to get some insights.

As cash is low to even invest in another property in Canada - would courses be a viable option to learn Air BNB arbitrage or STR to potentially earn side income ?

what are thoughts on Air BNB Arbitrage ? I seen some courses - starting at 2k..

I am in Canada, looking to invest in Florida. Should I hire an interior designer to stage the home and air bnb the property that I invest in and hand it off to a property manager to mange the air bnb ?  Any connections of PM or Interior designers in Florida ?
