Post: Purchase transfer on death deed

Looking for options similar to a transfer on death deed. Is there a better option to be able to purchase a particular lot of land now but not transferable until death of the current owner? Thanks! Danny

I have done this in the past. They did pay more than my typical rent due to being shorter than a 1 year lease. In the end they did stay about a year. The tenants signed the lease but the rent was paid directly from the insurance co. Keep in mind the insurance company will have limits on what they pay for the temporary housing. Mine went over their limits and had to pay me rent as well as their mortgage. They were unaware if how this worked until insurance quit paying. All in all it was a great experience as i am currently looking at how to market for this specific group. Meaning fire/water loss and working with their insurance.

Hey all- i have a 3/1/2 that appears to be a total loss. I was notified 2 days ago they burned the house down (accidentally) with their air fryer. Luckily no one was hurt but looks to be a total loss. I am trying to prepare myself for what is to come. What is a reasonable cost to demo this? Apparently the demo comes from the cost  to replace the dwelling. Thanks, D

I actually just had a poor experience with rentprep. They used to do a pretty thorough screening. Not the case at all anymore.  I most definately would recommend something else. We are going to have to run ours again now out of our own pocket. Possibly Avail as well. Im following along with this one.

Glass half full

-you are likely losing trouble tenants that will cause more headaches in the future. Blessing in disguise.

-possibly over renovated these units. At the very least you will likely have a better tenant pool to pick from as well as shorter turn around.

- summer time is here. Kids will be out of school in the next few weeks and in general, most people prefer to move during nicer weather.

Glass half empty- well, you could probably come up with many assumptions yourself but I would stay positive for the next couple weeks and see how some of this plays out. Make sure your PM is screening to get the best of the best! I'll be following.

Whether you run them one at time that is up to you. If they pay for the app fee, I'm running the app and giving them a copy. I wouldn't want to get caught up in anything discriminatory by not running one app over the other. you'll also find out how serious they are when it comes to paying for the app fee.

I have used rentprep.com for screening. Go to their site and download their apps. Make sure they fill them out completely and turn it in! Pretty simple and actually pretty thorough derpending on what level of screening. I charge an app fee for the amount of the screening paid in cash up front from the perspective tenant. I used to run my own previously but saved very little doing so. Trust me. Hope this is helpful for you!

So would a good place to start... get sales agreement from local title company and schedule a close date?

I believe I have a fairly simple question for some of you. We own a few houses currently but had used a realtor in the past that organized closing etc. We will potentially be purchasing a property in the next 2 months with cash. What might we expect in the process? Do we go to our title company and get a sales form, pay for title insurance and close at the title company just as you would traditionally with a realtor? Thanks for your input!

At 19 I would suggest trying to land a job that has at the very least a "decent" income. Live below your means and stash a little cash. You could get into a duplexes or tri and house hack that way. Listen to the podcasts and keep reading the forums. If you really want it, you'll get It, good luck!
