@A. Maldonado Ramsey made his first fortune in Real Estate. And then lost it because of Real Estate Debt.

I think dismissing his real estate advice, as some have suggested, is a bit short sighted - as he paid dearly to learn it.

Size and style wise, that looks good to me and is similar to what I use.. but the wire frame is not going to last if it gets mistreated at all.. at least mine didn't. I'd spend money on a sturdier frame, so it will last many years - I ended up having to do just that because the wire frame was to easily bent.. it was just too weak. I should have purchased a better sign from the beginning

In my lease I specify a $75 charge per remote not returned. It pays for my aggravation and rarely do I have to reprogram one. As far as storage - I'm all ears.. A box of remotes is a messy solution when stickers get rubbed off..

Hello BP, On my ads for Rental Properties I'd love to add a picture of the floor plan. I'd like it to be professional looking, and economical. I'm not much of a draftsman (read that as "I've tried to do it myself and just completely stink at it"). I think it would really make my properties stand out, and probably cause some people who look at it NOT to call, which saves time for both of us. Has anyone else done this for their ads? How did you get a good looking floor plan? Is there an app that does it? I've even though about contacting a local community college to find drafting students who might be looking for a short-term job opportunity. Thoughts?

Over the years I've used a few different carpet cleaning services, sometime for pet specific problems and sometimes just for general make-ready. I'm not sure that I want to continue using anyone I've used before - and I've come to the conclusion that picking random cleaning services on the web is not working for me too well. Does anyone have any recommendations? I'm looking for quality work (obviously), dependable (show up when they say they will), decent price (the going rate is fine, I just don't want to overpay), and friendly (I'm pretty easy to get along with, I'd prefer to deal with the same in return). Come on BP, gimme ideas

A lot of good advice here.. But this reminds me of something my grandpa used to say: Some people have money, and some people have experience. Eventually, those with experience get the money, and those with money get the experience. I agree with anyone that has said not to put all of your REI money in one deal.

To determine what you should pay you need to know, or at least be able to estimate, how much money will be required to bring the property to its intended use, regardless of whether that is to rent or sell. That, with your required ROR target, should lead you to what you can afford to offer and still reach your objective.
