Can someone explain why/how owner financing works when sellers aren't carrying back 100% of the loan? Say they agree to carry back 20%. No bank is going to let you take out an 80% conforming loan knowing the down payment is coming from a 2nd loan (ie owners carry back loan ). If so, how do people do these with no money down?

Hi All. I'm new to the boards and fairly new to real estate investing. I own on rental property and looking to purchase my first property to rehab/flip. Any advice you have will help! My first target is a 3 bedroom/2bath single family home in Jamesburg, NJ (1600 sqft). The wholesaler thinks the ARV is 300k but I see it as 250k. Repairs are around 35k. I see the purchase price at $140k but wholesaler wants 50-60k higher. Do I counter at my lower estimate or pass?

Why do you need the keys? You're not changing the locks for the new tenant post rehab? Cmon

I'm a newbie. What do most of you estimate for closing costs on the purchase and sale of a flip? Is there a % of purchase price that most use? I'm looking mainly at Single Family Homes in NJ in the $300k ARV range
