Hi @D'Andre B.

I came across this post about the OHFA Grants for Grads program and FHA loans and thought 'what a great idea.' Quick question though: were you able to take an FHA loan and apply the Grant for Grads? I'm asking because I would like to take advantage of recently graduating but I was also considering the FHA loan for the low down payment. Thanks for any info!

@James E. Everyone is making great points about the neighborhood, but I would like to throw out something else to consider.  As a Xavier alumni and employee I know the area and campus well, and I know where students like to rent off campus. They rent in good neighborhoods in walking distance to campus.  Particularly in Evanston, they live on the first few blocks of Woodburn, just north of I71 and not much elsewhere.  This location is a bit further south of I71, so if your counting on capturing Xavier students as a key strategy, I would reconsider.

And thank you for the tip on the monthly meet ups.  I will be sure to reach out to Joe Fairless to learn more.  At this time I am considering buy and hold single family because I feel it would be a great way to get my feet wet.  I currently live in Norwood and would like to look into the surrounding market area.  Thanks again for your support.

Hello everyone,

My name is Dan and i am from the Cincinnati, Ohio area.  I have come to biggerpockets to get a better understanding of how I can use real estate investing to hopefully one day become financially independent.  I am currently employed full-time and would like to start out investing part-time.  My goal is to gain enough knowledge using forums and blogs, and reading books to feel confident enough to buy my first rental property within the next year.
