Hello my name is Daniel Im interested in a house that the seller is selling with a land contract. I would like to know if  there is a way that I could sell the house before it is completly paid off. I have been told that with this type of contract as a buyer I don't get the deed to the house until it is completly paid off. I want to buy it as a rental property keep it for a few years then sell it. I read some where that I could sell the house to a 3rd party if I do a double closing and pay the owner what is owed to him and take my profit at the same time. I wanted to know if anyone has done this before. 

Thank you guys for replying to my post. My goal was to accumulate cheaper homes in order to refinance and buy better higher priced homes. Many of these homes are cash flowing. But because they are so cheap they are hard to refinance. Does anyone know a private lender that might work with me? Maybe at the 50k price point per house? 

Hello My name is Daniel I have a question I have seen houses that I can buy cash for cheap and rent them out. Some are 15k 10k and 20k priced homes. I would like to buy about 10 of these do a portfolio or blanket loan and do a cash refinance on them all to buy in a better market. Does any one know how I could go about doing this with these cheap homes? The idea is to add them all together for a higher value. Please let me know what options I might have thanks.

Thanks for the reply. I guess I will have to find a higher priced house. But if anyone has any ideas on how to get this done let me know. I can't be the only one that is going through this. There has to be a way of financing at this price point.

Thanks for the reply. The problem is many of these houses are already move in ready. I don't think I could add much more value. Than what they are worth in that market. It would have not been a problem to repair a distressed house and refinance it. But many of these are already rehabbed.
