I actually drove by here a few weeks ago looking at a duplex in the neighborhood. I judging by the area, I would be shocked if you could get a tenant to consistently pay $700/mo here.

Maybe that's because of it's relative proximity to the Plaza and the Nelson-Atkins Museum (about 2 miles away), but the neighborhood really starts going down hill around Troost.

For the record, I do not have any experience in real estate investing. I am just trying to learn as much as I can right now. But $700/mo in rent is just one more aspect of the deal that seems unrealistic to me.

You might be able to get UMKC students, but they're probably going to stay west of Paseo, and I would think that you're likely to have more vacancies with them.

Just a local perspective. Hope it's somewhat helpful.

I just joined BP recently and started out with the podcasts as well. I live in Kansas City, MO and am happy to see folks finding good deals around here.

I'm early in my real estate investing education, but am excited about the opportunities ahead.

Is your 6 mo stint in MO a one-time thing or an annual thing?

Wholesaling was one of those things that as a concept seemed very easy at first. But then, as I learned more, I realized it was more complicated than I thought. As I first began reading about it, there was a thick haze and a lot of questions, but as I've continued to read and after listening to a few BP podcasts about wholesaling, much of that haze is starting to dissipate.

It's certainly something that I'm at least interested in learning more about. I've got your article bookmarked and look forward to reading it.

I forget which podcast it was, but on one of them Brandon or Josh recommends using the rent feature on Craigslist to shop rent prices in an area. I've used this for the Northland and found it helpful. You may want to check it out.

@Account Closed, thanks! Judging by the things I've learned in just a few weeks around here, I'm very optimistic that I'm in the right place.

@Matt Willman, well, welcome to you as well then! I've lived in the Olathe/OP area for most of my time here, so that's the area I've been trying to learn about. I'm in the Northland now because of school, so I've also been poking my nose around up here, but once I'm done, we'll probably head back to Johnson County. I say that only cuz it's so familiar. Perhaps I'll find an area I like even more in the next couple years.

That's one of the things that I like about KC as a market. It seems to have a lot of diversity.

Hi there, members!

My name is Daniel Brueske and I just discovered BiggerPockets a few weeks ago. I was looking to learn about real estate investing and came across the BiggerPockets podcast first. After listening to a few episodes and hearing the mission of BiggerPockets, I realized this was exactly what I was looking for.

I have basically NO real estate background, but I have been interested in learning about it for some time. I'm so thankful to have found a site like BiggerPockets where I can begin to learn at my own pace without having to drop thousands of dollars into a program that I don't know anything about.

I originally started cherry-picking episodes of the podcast with titles that interested me and avoiding the ones that seemed intimidating (syndicating, hard-money lending, etc.). However, I quickly discovered that ALL of the podcasts are chock-full of priceless information. Even episodes covering more intimidating topics provide an incredibly helpful introduction to those topics that I likely would not otherwise have ever found.

I know that this is probably a longer introduction than usual, but I can't help but take the opportunity to express my appreciation for the abundant and unique value which BiggerPockets provides to people like myself, who, frankly, just don't know where to start.

A Little About Myself

I am currently a seminary student finishing up a Master's of Biblical Languages degree at Midwestern Baptist Theological Seminary in Kansas City, Missouri. I've lived in the KC Metro area for about 10 years now, primarily in Johnson County.

As I wrote in my personal profile I am driven to help people understand the Christian Scriptures and how they apply to life.

I also happen to be fascinated with real estate and all the different angles from which people approach it. I am very excited about the opportunity that real estate investing may provide for me to eventually be financially independent so that I can pursue my vocational goals.

My Plan

Having read through the BiggerPockets Ultimate Beginner's Guide, I am certainly at the beginning of my "Education" stage. I would love to spend the next year or two soaking up as much knowledge as possible, and perhaps finding some local investors that I can learn from. At this point, buy-and-hold single/multi-family rentals seems to be the best fit for my wife and I, but I am also interested in learning how to wholesale and execute "fix-and-flips". It's way too early in my education to limit my prospects, but these are the things that have jumped out at me.

Thanks for taking the time to read my introduction. I know that it's kind of long, but I figured the more that people know about my story and background, the more likely we are to have something in common.

Looking forward to the learning ahead and getting to know others with similar interests and goals.
