@Marc Rutzen That’s a great question. Since he did not specify his criteria for what his contractors look for, that would be my question to him. Also I could contact the seller and get more into about their situation and the house itself for what repairs are needed. Since I am not 100% on estimating repair costs, I will have him handle that aspect

Hello BP family, I have been dormant from here for a couple years and am getting back into the idea of real estate investing (life changes and bought a house). I want to get into wholesaling however I do not have the capital to invest in marketing. With that said, I have researched the path of being a bird dog which allows me to get my “feet wet” in the business without having a big marketing budget or actually locking up the home under contract. I recently reached out to a wholesaler from an ad he posted on Craigslist saying he is looking for a bird dog and would pay $500 if I get the address but don’t have the name or phone of the seller but he ends up closing, $1k if I get the contact for the seller and the closing goes through. Long story short, the wholesaler and I are meeting next week to discuss plans to do future business and I want to know what questions I should be asking him. This sounds like the right fit for what I want to get into career wise and just want to have all my ducks in a row. Sorry for the long post and I thank you for any and all advice you provide. t

Hi @Quinton Slay , I feel for your situation. my fiancee and I live in Rhode Island and she works in the medical field studying cells in a lab and I'm an insurance agent. I've mentioned to her my long term goals about wanting to start wholesaling and making our first home purchase a multi family. at first she didn't understand the idea of real estate as a business. As she saw me reading books in real estate and listening to the bigger pockets podcasts in the car, she started to realize that together we would accomplish more than if I tried to figure everything out myself. Part of what drove her to understand the business is she had told me that as a child she grew up in a multi family and saw her parents work together to screen tenants, handle maintenance, rent etc. I'm sorry this seems a bit winded. I wish you much success and if I may add there are some books I found very valuable. "Ask and it is given" By Jerry and Esther Hicks and "Think and grow Rich" by Napoleon Hill. Feel free to reach out if you ever need anything. I have an uncle who is a real estate attorney in Rhode Island should you ever need one.
