According to comps the mininum price for a property 200 sqft larger is 220K and maximum price for fully renovated, including washer and dryer 254K. Both are from the same year.

I don't plan to live here long-term, most likely 10 years.

Yes, I just got reports back from the home inspection and I'm in need of advice.

HVAC is tool old, still running on R22/Freon and with leaks. Water heater tank (although in better condition) seems to work for now. Foundation came out good according to home inspector. Electric panel needs to be completely replaced and roof definetely needs to be completely replaced. According to roofer , the roof is too beat up to be insured.

@Robbie Young Houston did get a time of year last year when temperatures dropped though, and people were panicking. So far, I just went through the inspection and thermostat is not working and is the HVAC cooling that hast most of the problems. Mainly because is really old. So I am now having a actual hard time deciding what to do.

So, this is my issue. I am first time home buyer, and first generation home buyer as well. No one in my family ever owned a property. Just graduated and wanted to get my own place after saving a lot. This whole process howeve r is overwhelming.

I think I find the right place though. It's close to work and near good schools. I would save a 30min commute.

The issue is that the house is a single family 2bed/2baths built in 1982, roof has not being replaced. Only maintained, but it's beat up. The HVAC is as old and the water heater although in good condition is from 1966. HVAC not running properly b/c thermostat needs a replacement, furnace runs ok but doesn't work without thermostat. There are no gas leaks.

My offer was accepted so I was able to get certified profesionals to look at everything and cost of repairs (important ones, not like burnt bulbs or DIY) is about 14K without including the re-roofing that it will need probably soon. Roofer estimate for reroofing is 12K and could go up to 19K.

So I am looking at total expenses to be approx. 33K let's say I manage to get some discounts and I'll only would bring down the cost to 32K. Not counting that insulation needs to be replaced completely because seller didn't cleaned the attic and has rat poop everywhere. That would add about 1.3K if I assume 1 dollar per sqft. So I go back to the 33K in expenses for a 225K.

I haven't overstimated in any way, I am using the inspectors quotes.

The foundation of the house and the piping under are in good condition. Electric panel is overheating, and appliances are not included.

I really don't know what to do...the location is good, but I also don't want to get myself in a bad investment. Will it really appreciate? Property is near Space Center Blvd.

First time home buyer, this is my third post in bigger pocket.

Wondering if there are good title compa nies you could recommend me for the Houston, TX 77058 area?

I am trying to lower the cost in the "Services you can shop for" section of the loan estimate.

@Basit Siddiqi I was also reaching to that conclussion. Thanks for the reply. The house is in Houston, TX located near Johnson Space Center and schools. I asked my agent to do a CMA report too and the lowest a house in that area sold for is 220K the highest is 254K and on average 234K. I bet the 254K one has most things remodeled. Also, the properties in that neighborhood are from 1982. I started to see houses built in 2003 going at 220K and 200K yesterday but their location is way out from the city.

@Rick Pozos I think of I get the roof replaced for 10K yes the proce would increase. So far it looks like that's the only thing I would need to improve.

@Justin Phillips thanks for the reply! Its in the Houston, TX area. A 2 bed/2bath I wouldn't go for something bigger yet because I don't have much experience yet. Also, the location is good. It's near Jhonson Space Center and other surrounding malls. A monthly rent for a 2 bethroom 2 bathroom apartment is about $1124 a month or more.
