Thanks for the input guys!
The Black Diamonds meeting sure sounds great. I have an insanely hectic schedule at the moment, but am definitely planning to attend next meeting. I hope you guys don't mind a completely curious noob.
@Logan Allec I was playing around with some numbers and it seems as if I were to purchase a 2 unit property with FHA financing it would be nearly impossible to break even in the end of the month.
Looking at the numbers was a bit discouraging, hopefully I'll learn to analyze the deals better as I go along and will start seeing a positive cash flow.

I am new to the forum and new to real estate in general. Early this week we began the process of hunting for our first home. I ran across BP as I researched buying a home and something just clicked this week. We have decided to seriously pursue REI.
The plan is to take out an FHA loan and purchase a multifamily in the next year or so. I am just working on raising some more cash and improving my credit a little bit more.
In the meantime, I am looking to invest as much time as I possibly can in this next year in order to learn as much as I can about REI and my market (central mass btw) before I invest.
I have been lurking on BP this past week, and to be frank, have been overwhelmed with the amount of information available. I dont even know where to start.
Any recommendations? Also, as an avid reader I'm looking for some books on the subject, what books do you guys recommend?
Any info and help would be very much appreciated.
I really look forward to sharing my new journey with you guys. Hopefully it will be a successful venture!
