I want to invest in Tax properties in florida but I'm a bit lost when it come to the due diligence part. Anyone here has experience that that can share? I really think this is a perfect way to start in the REI industry. I just need someone to tell me there experience if any.

@ Randy, Thank You for the info very helpful. Before buying the property do you go out and see it and what is the the redemption period if any?

Do I need an attorney? When I buy the deed is the property automatically mine as I've heard.

So I made an offer on a rental that pm says would be a good deal. The seller returns and counter offer it. May sound stupid and I told my realtor I accepted it but want seller yo pay closing cost. Is it typical to have the Buyer pay closing cost. What is the average cost for closing on 8500.00 purchase in memphis? Should I print it out and check accepted and email back or van realtor just submit it for me?

Who holds the earnest money the buyers attorney or the seller's attorney. If the property is in a different state from where the buyer is , can we use the buyers attorney or the attorney in which the state the property is located? Is it better to locate a buyers attorney or can we use the sellers attorney and who should pay the closing cost? Buyer/seller or both?
