Thank you for the responses.  I was doing it to narrow down properties.  But I will just become better at analyzing properties that match my criteria.

Hey BiggerPockets Community,
I have not posted on here much. Mostly because I am still in the educating myself with reading and the podcasts. I did not have a question, until now! (Well two) Do anyone go by a rule of thumb before going further into analyzing a property? The 50% rule or the 1% or 2% test? I have been using the 50% rule (Cash Flow = (Total Income * .5) - Mortgage P&I). I have been trying it a few properties just to get myself "in the game." Some of the properties that I do the 50% rule on come up with very little or negative cash flow. Should I dig deeper and figure out all the numbers and forget the 50% rule?


Also, how do I get more involved with BP and hang out? Especially if I do not have any questions or advice to give at the moment? I know on the podcasts they always say get on and hang out.

@Justin Webb That is what I planned on doing and I like the way it sounds. I think I will end up at Fort Hood Kileen so I have been doing a little research. My wife and I agreed on investing in real estate in an area we would be in for awhile. I appreciate your feedback. It was helpful.

@Justin Webb Thanks! I am sure you probably know him. Air Defense is small and everyone seems to know everyone! I actually ordered that book along with other ones. My only concern and question is I am leaving El Paso in the next 6 months and I do not know if I should buy my first property here since I will not be around much longer.

Hello Bigger Pockets Community,

My name is Daniel Basaldua. I am from Dallas, TX. I am currently living in El Paso, TX. I am serving in the U.S. Army as a Patriot Fire Control Enhanced Operator/Maintainer at Fort Bliss. I have been in the army for 3 years. I have a wife and two sons. I am also going to college for a Bachelors of Arts in Accounting.

I found out about bigger pockets through my Lieutenant when asking him what books to read about real estate investing. I am reading The Book On Rental Propery Investing by Brandon Turner. I am a beginner in real estate investing. I am looking to buy and hold single family homes and multifamily homes. My goals in real estate is to achieve create wealth for my family and create cash flow. 

I am excited to be apart of this community and looking forward to talking to some of y'all.
