I just talked to my credit union. They said 5.75% - 6% for a triplex, with ARM every 5 years. Nope

My credit union just told me 6% for 5 years - adjustable every 5 years.  Nope

Your mileage may vary, but, I would hold and rent this one.  Take a deep breath... Refi and pay off the loan, then enjoy the cash flow.  After a few months of rental money coming in you won't be quite so nervous.  Congrats on getting a great deal up front.  That's where the money is made.

I think this is a great idea.  You could also put the word out that you are AirBNB-ing one of the containers.  So many people are thinking about doing either a tiny house in general or, specifically a container conversion, that you would probably have a fairly steady clientele wanting to stay a night or 2.  I saw somewhere out in Arizona someone has 4 containers and is getting $175 per night.

I am looking to buy a Mobile Home Park in Texas too.  Prefereably East or North Eastern Texas.  - Maybe southern Oklahoma near the Ark-La-Tex region. I am a newbie to MHPs.  I owned some bungelows in California... whew... glad that's over, but Texas seems more reasonable.  

Please let me know if you know of any parks that will take a low/no down and owner financing.  I can move to the park to manage if need be.  I have to stay in Texas / Oklahoma as I have my professional license in those two states.

Hi Kathie,

Penny and I actually looked at a couple properties in HSV a few years ago.  We also looked in HS but decided to move close to family which is why we are where we are.  But we make it to Hot Springs at about once a year to have a filet mignon at the Brick House Grill downtown next to the old movie thearer where Maxwell Blade used to do his show.

I have recently considered building my own park.  Mainly after tourning several disaster zones that were listed for sale. 

I haven't reached out yet to a real estate agent as I'm relatively new to the idea of park ownership.  Up until a few months ago I was thinking apartments... then I saw someone post about tralier parks (which I lived in as a kid) and thought that'd be cool.
