Any suggestions for a good property mgr in Tampa?

Lots of great advice in this thread. One thing I would point out on top of having some quality screening is the fact that potential good tenants are likely looking at several properties and will be gone very fast. that being said I'll typically narrow down the list quickly and try and follow up with a walk through ASAP.

Also.. I use Rentecdirect for property management which will handle advertising via multiple outlets at the click of a button as well as do background checks on potential tenants.

It really comes down to your risk tolerance, personal opinion and feelings aside if you are looking to scale the law of averages will likely not be on your side. 

Not thrilled about the 20% down, that's the only real downside that needs work :) 

All units are Leased one 6 month and two 12 month leases for $960, $1000, $1025 each (2, 2, & 1 bedroom)

 Interested in thoughts on this opp. this would be a long distance opp for me so I was looking for something fairly updated which means its pretty close to top dollar in my opinion. would work on that asking price.

I have a few properties and I'm slowly building out my portfolio. From a liability standpoint I like to keep a solid firewall between my personal family home/assets and my investment property. Curious what folks are doing from an asset protection standpoint that have numerous properties? I've been creating LLC's, using the property address as the LLC name and transferring title directly to the LLC during closing. This is a tedious process and obviously wont scale, any suggestions would be appreciated.
