Neil I agree with you, I have enjoyed the book by Cherif Medawar “blue ocean opportunities in commercial real estate” I have even contacted him directly and did his Joint Venture program successfully (much easier and more profitable than multifamily)

Cherif Medawar is an experienced investor, teacher and a real estate fund manager so he has a lot of experience and his book details some great strategies and concepts - I could not put it down and have recommended to many people who enjoyed it and used its business models

Best one was the presentation made by Cherif Medawar - I have attended his live events as well and his JV Program is by far the best structure I have seen

I attended most of these people’s trainings through the years. The best one in my opinion as well as a few thousands of other people’s opinion on YouTube is Cherif Medawar

He has a real estate fund for over a decade he is very experienced in residential and commercial properties so his trainings are fast paced yet full of valuable in depth details. No one comes close

Sadly however he does his events mostly in California and does not do them that often! You have to reach out of his office and get on their email list otherwise it is hard to know when or where he will teach next

He also has the best JV structure to work directly with his real estate fund

I took Cherif Medawar training of 3 days and signed up for his advanced event and JV Partner program - best training events I have ever attended- go to YouTube and put his name you will see what other developers, novice people, licensed professionals etc say about him... fascinating!

I don’t think he does many live events though and he does not do one of one coaching at any price, but if you can ever get to any of his rare 3 days usually held in California, you will enjoy the depth of knowledge and detailed structures and explanations

Yes very easy - there is a company out there that buys from you on installment sales and resells sane day all cash - they pay you back in cash your cost basis all net and the capital gains is paid through a real estate fund via installment payment with steady interest

This bypasses the normal and lame 1031 exchange and any of the trust account bs offers that cost so much - it also avoids opportunity zone investments which are in bad areas

Best thing I have done and it has performed much better than anything else with better safety, cash flow and liquidity

@Clayton Coombs You can pay 15% flat tax only when you develop, flip or wholesale properties First of all let me congratulate you Clayton on your success. Flipping homes is one of the fastest and best way to build your wealth. It looks lIke you are payIng 40% In taxes and you could easily drop it to 15% flat no matter how much you make ImagIne on every $100k in net income you pay $15k Instead of $40k+ That‘s a net saving of $25k so you could brIng home $85k Instead of $60k on each $100k ... this changed my life Actually the tax attorney who helped me is also on BIgger Pockets and her name is Pat Marco - I private messaged her about this post I met her in a seminar heId by a real estate fund manager in the name of cherif medawar In california and it was 6 years ago, the rest Is hIstory. In the past 5 years I netted more than I had made in the prevIous 12 years due to the compounding effect of the tax savings (I am a real estate developer) The basic idea is I continue to develop and flip homes in California but use a consulting firm in Puerto Rico (This US PossessIon has a special tax Incentive extended by Congress) It is all about knowing the right jurisdictions and tax incentive laws without going offshore or complicating your business I verified it with my CPA and got his blessings and you can reach out to the same company (PrIvate message me for theIr contact Info) - you have to have a net income of at least $200k and they have some other criteria and guidelines but it can be set up in a few days Good luck to you
