The house needs work. This could possibly be a flip. I might consider living in the house and paying the monthly nut while we're making upgrades. 

I currently lease a home I have been in for almost 4 years and pay over $5000 a month. The owner needs to sell. I would like to buy the house but don't have the downpayment. I will pay 100% of the bank note on the property after purchase. Is there anyone/company who would be interested in putting up the downpayment and have a secured partner/tenant?  Dan

As a first time investor, I've read a couple of books Turner recommended. Author Loftis says I should invest in duplexes, trips and quads. Ken McElroy says I should set my sights higher from the beginning. I'd appreciate a few suggestions as to which way to begin.
