I think my best option is to apply for an FHA 203k loan streamline. This way i can afford the overall down payment, closing cost, and the Rehab cost are rolled into the mortgage.

I think I've found a great Rental Deal on a four plex in my area, but i do not have anything for a down payment. So what type of lender could i approach with this proposal, and how should i approach him or her? FHA is an option as well, but i do not plan on living in the property for a year.

Whats up guys, I have been interested in getting into Real Estate investing for about 3 weeks now. Reading books like ( Rich dad poor dad, and " The Book On Investing in Real Estate With No Money Down"). I have a partner who wants me to go in with him on an FHA loan using my name & credit ( because i qualify), and he'll come up with the down payment( 10,000 or so.) for a Multiplex out here in the Central Valley in California.

On the other hand I've seen a lot of videos on Wholesaling and I understand that concept more, even though it may require more work to get a deal done, The cash return is quicker. Just need some advice on what i should do.
