Thank you guys. In just some hours I have gotten great advice already. Please continue sending me tips or articles to read. Thank you Jonathan for the comparison. Its good to see what other in a similar situation are doing. I also have a 401k with 4% match and my gameplan seems to be similar to yours; education is the best way to start. Hope to hear more from you all. Soon I will speak to a family member who is a realtor to see what she has to say and I'll share it with everyone to see what you think.

Hello Sydney and Abdul, thank you for the quick and good advice. To Sydney, I see myself as a landlord; cash flow sounds more appealing as I dont really need a lump sum of cash at the moment. I have looked into multi family 4-6 units in my area and I have found what seem to be good deals, but again, I dont really know exactly what a good deal is yet. However, it really intrigues me as to why people want to sell these units that have an 8 to 10 percent cap rate? It just concerns me.

Abdul, yes I have been looking around and there are great deals for multis in the areas you mentioned. Do you know how hard is it obtain a loan for a 350k to 400k loan currently in SF? What really concerns me is that although I have a decent paying profession, Banks wont loan me due my short time making my current income. My credit is very good and I am debt free right now but I'm sure they look at many other things too. And yes location is very important as i work full time in this area so going to broward is not a good idea.

Hey thank you for replying. Yes I have thought about it. It seems like a great idea to buy a fourplex or any multifamily home but I am not sure if thats the best move. Check out my other post to talk more about that. Ill take a good look at that article right now. Thanks a lot.

My name is Daniel Suarez and I am from Miami Florida. I just graduated college as a Civil Engineer and luckily I already have a full time job at a great company as a land development engineer. I am looking forward to give my income a good use before I throw it away in useless things. I will need much advice and guidance in this journey but i hope this community will help me out. Hello everyone!

My name is Daniel Suarez and I am from Miami Florida. I just graduated college as a Civil Engineer and I already have a full time job as a land development engineer at a very good company. I am looking forward to giving my money good use and not waste it in cars or alcohol.

My current salary is of about 55k a year and I have about 10k cash. I am not married or have any kids so I would really like to take action now that I have no one else to think about before doing something crazy. Oh, and very important, I have no college loans to pay back either since I got full scholarship. My credit is very good I could say; Its young but I have been carefully building it for 6 years since I was 18.

I would like some advice as to what are the best ways to start investing in my situation. Should I start with a multi-family, or an old house that needs renovations? I don't really know. What do you experienced folks think I should do? If you need more info in order to give a better answer please let me know. Thank you in advance.
