My wife and I are looking for someone to stay 2 years in our own personal residence while we are out of state. I was trying to figure out a positive incentive to get one tenant to stay the entire 2 years. What do you guys think about a lease that said the 24th month is free. Is that crazy?
My wife says the incentive is too far away, and people wouldn't "feel" it.

Perhaps a decreasing rent? (For example, every 6 months, the rent goes down $50.) I know that when Boost Mobile had the plan that reduced your cell phone bill the longer you stayed, it certainly kept me around.

What do you folks think? Ever tried something like this?

Steve Babiak: They sure do. It wasn't under "landlord forms" where I expected it to be, but rather inside each application I have an "adverse action letter" that prints out with their findings. Thanks for thinking of that.

Steve Babiak: If they request their credit from me, what would I send them? I only have a report that shows their score, # of delinquencies, etc. I'm not even sure which bureau it came from. But I'm happy to send them the full report from the Resident Research site.

Very nice. I like the itemized list, because I have that info from the screening company - so it is very cut and dry. That also gives them an opportunity to let me know if they believe there is an error.

Do any of you have a standard letter you send to let applicants know that you haven't chosen them?
I had a very nice couple apply who had horrendous credit. So despite the fact that they were nice people, I'm not renting to someone with terrible credit.
How should I let them know?

Brian Gibbons: This may be a silly question, but do FHA rules only apply on FHA loans?

Thanks Brian Gibbons. They live in GA, near the FL line. So we would consider both the GA and FL side of the line.
