Okay, I was just going to suggest looking at the foundation wall in the basement directly underneath that front wall and look for cracks there, if possible.

Based on everything I’ve researched and heard, section 8 is a great idea. We are currently in the process of planning to build two four unit buildings on land we own and section 8 all of them. From what I hear section 8 is still getting checks now through the pandemic. Joe Asomoah has a great model and has had a lot of success with it, i’d advise researching him.

Investment Info:

Single-family residence fix & flip investment in Bloomington.

Purchase price: $10,000
Cash invested: $80,000

in the middle of a huge flip, house has termites, and was bought by an investor off auction.com two years ago for 21,000. We bought it for half that price and added an addition of two bedrooms and one full bath. hoping to be done in May.

What made you interested in investing in this type of deal?

Needed to get cash up, and it was a good deal that took a lot of work and time.

How did you find this deal and how did you negotiate it?

My plumber knew the other investor, he wanted 17k. Ended up getting it for 10k

How did you finance this deal?

cash

How did you add value to the deal?

addition, new siding, roof, everything

What was the outcome?

@Jim K. Yeah I understand what you mean with tenants. I also just saw the pictures that it was an all brick building. I just feel When you go to get your appraisal or list the building, new windows will add value. Also could justify charging more per unit.

@Jim K. I’ve used the Anderson American craftsman in 3 of our properties in central Illinois and tore out and replaced myself. One house I was in a crunch so I used stock and got smaller than the rough opening and used PVC trim to trim the exterior. The other two I special ordered them all to fit. If any of our houses we buy have wood windows we replace them. It’s easy in the beginning of a rehab and I believe if you have one person who knows eBay they’re doing, you’d be fine to do yourself
