Hello All,

Does anyone have experience appointing a receivership for a property in FLORIDA? I purchased a non performing note on a vacant property a couple months back and would like to start the rehab during the lengthy foreclosure process - I am under the impression that since I technically do not have possession of the property I am only able to work on the property through a receiver. Any insight would be appreciated!

Jacksonville like many other cities has some higher crime areas and are not isolated by zip codes more so than neighborhood. A couple blocks difference can make a difference. I would recommend checking out the Trulia crime maps or google neighborhood. I would also speak with an agent or more importantly your property manager they will be able to guide you towards what your looking for.

I actually prefer the 2+ year lease agreements on my personal rentals, I try to keep the residents in the property for as long as possible - my advice is to just make sure you include an % increase escalation clause per year.

Hi Jordan,

I am actively buying in the Jax market - send me a DM. The best way to accomplish this is to put the property under an ‘assignable’ contract with a back-out contingency/clause (just in case you can’t execute). You would then ‘assign’ that contract to an investor for a fee (via a separate agreement). This would be the most correct way to do it - outside of a handshake deal and the word of a stranger. I am experiencing the same thing, I was referred by my network to check out Ricci insurance group - I can’t speak on it yet as I am in the process of getting bids now. Good luck and let me know if you find any great agents! 

I've had an eviction in the past - relatively inexpensive, I don't recall the exact cost amount (I think it was around $1200) and took about 30-40 days. Florida is a landlord friendly state.

I am happy using Locklear property management - they have good communication and an in-house handy man for small work orders

Unicorns are hard to come by! Ive worked with Steve Ford from Ford contracting llc on multiple projects and have had a good experience tell him Dan referred you. You should also join Yellowbird investor group on facebook its a community of local investors that share resources and “wholesale” deals

Hello! I would also recommend joining yellowbird. It is a pretty great community of all the local folks. As far as contractors I have had good success with Steve Ford Contracting llc - he uses buildertrend for project updates which caters well for outta state investors. Good luck
