I have tried calling multiple landlords in the past. Sadly, 3 out of 4 times in my experience, landlords would not provide any info due to fear of liability or would make it difficult by asking to email/fax them a signed release of info form from prospect tenant. Even with the release form, some of them would not provide info (would not return call/email/fax). This is especially the case with big apartment complexes.

There are a number of residential mortgage lenders that publish their rates online (amerisave, aimloan, etc). Are there any lenders that publish their mortgage rates online for multifamily (5+) mortgage loans?

Does anyone have a mortgage program (aside from FHA please) that will allow for less than 15% down payment for a duplex (Los Angeles, Purchase price of 650K, Owner Occupied)? Anything such as 80/10/10 or 80/15/5? or anything other program?

I have a property with a FHA loan that I purchased last year, If I refinance that into a conventional loan, would I be able to get another FHA loan to purchase another building afterwards?

Are there any considerations?

@Account Closed Which lender offers the product you are referring to? (FHA is not an option)

@Michael Moikeha Which credit union where you able to get this loan from? and is it for a multi-family?

Does any mortgage lenders have a loan program that will allow for less 20% down payment for a multifamily property (2 to 4 units) in Los Angeles? FHA or VA is not an option.

@Alma: That's a great website, I only wish I knew how to read and dissect all the codes/information that the website pulls up, are there any resources or threads to help with that?

@Mike Grayford, you make a good point, I checked and it will definitely fall under LA rent control if it is built prior to 1978

Hi,

I'm thinking about purchasing a single family home with a guest house. I would like to find out if it is legal to rent a guest house in the city of Los Angeles, CA?

I understand that guest house needs to be built with permits and all that but I want to make sure that it is legal to rent them once they are built with appropriate permits.
