Post: Investing out of state: equity or cash flow and piece of mind

Hi All,

I’m currently looking to acquire properties out of state in a market I’ll be establishing a business in within the next few years. I’m trying to establish a cash flow base in the area to support the business start up. I’m working with a great local commercial vendor and have multiple strategies in considering. My question is should I utilize the lending and get turn key recently renovated properties that would immediately cash flow without need of repairs, or should I try and purchase properties that require minor repairs that would also have no problem renting but give me more equity upon closing? With the current climate of the market I’m questioning what would be best. Any insight would be appreciated.

Hi all,

I'm looking for advice and strategies on how to start investing with limited capital. Currently I find myself a sole provider for our household working a demanding job (Project Management). I'd like to start making moves in real estate investing but have limited funds. Right now I have about $10k available to utilize. Also, I have about $50k in equity available in our primary residence. I'm looking for strategies or recommendations on how to go about using these funds to start investing/ acquire real estate. My preference would be multi-family residences for greater cash flow opportunities. Is a HELOC a good option to use? Currently my DTI is in the ballpark of 35%. Is it possible to get approved for another mortgage? Any advice, tips, or strategies would be greatly appreciated. Thanks

Hi all, My name is Dan Cox and I'm a recent college graduate looking to supplement the income of my day job as well as increase my financial freedom. I grew up doing various home remodeling projects and have various but limited experience rehabbing properties. I'm interested in BRRR, house hacking, multi-unit rental properties as possible avenues for real estate investing. I'd like to connect with local experienced real estate investors (Montco, Chester, Berks, Bucks) and get a feel of how the market is working in our area. I'm currently looking to purchase a duplex or other multi-unit residence as an owner occupant and begin my real estate investing journey through the vehicle of house hacking. I look forward to learning all I can through BiggerPockets and the valuable experiences its members share.
