I just retired from the military, and REI (specifically MHP's) is now one of the main things I am focused on as I move forward in my life. Clearly, since I'm posting in this forum, I see how good investing in MHP's can be if done with diligence and thoughtfulness. To your point above though, the institutional and PE interest in this asset class is a little unsettling. While I can see how having some POH's isn't the end of the world, especially if you have a solid plan to transition to TOH's over time, for someone with no "experience" and not a ton of startup capital, my major concern is being able to get financing if I can't secure a seller carried note.

Just did the MHU Bootcamp this weekend. For anyone interested, I found it a huge value. So much information. I feel much more confident and comfortable now in my search for my first park. I know I've seen others mention Frank and Dave in the forums, but I've got to say that I was really pleasantly surprised at how good it was.

So, I have a question related to POH to TOH conversion. 

I'm looking at a portfolio that has a high percentage of the POH's on seller financing terms for 7 to 9 years. How do I offset the hit to cashflow when those notes all come up at the same time? I have some ideas, but I'm curious to see if there is already a strategy for this problem.

Appreciate the advice.  While I wasn't able to do the most recent bootcamp, I did get the home study course for both MHP and RVP.  An amazing amount of good info.  I've been devouring any other resources I have been able find as well, to include all of Frank's podcast episodes, and a couple of others too.

Hello!

Just retired from the military after 24 years. Looking to start the next chapter of my life, and REI is the primary path I have chosen. For many different reasons, MHP's and RVP's are the direction I am going. I am passionate about it and have already learned a great deal. I'm excited to put in the work and take action. I always appreciate advice from those with experience and appreciate any mentorship opportunities. I also understand that mentorship is a two-way street and I'm willing to earn that help in any way that I'm able. I would also love to start building relationships with brokers in both the MHP and RVP worlds. While I'm relatively new to REI, I bring with me a quarter century of lessons learned in running high-performing teams, managing projects, and getting things done. Apologies for the long post, but I am just incredibly excited to start this new part of my life.
