Hi Vivi -

Not sure why you would want to wait?  It's a good time to buy because right now we don't have enough buyers so there is more inventory on the market. I'm happy to talk with you about the market if you like - I'm a local realtor. I can also point you to some great local lenders if you don't already have one that can talk you on the lending side of things. Let me know if I can help!

What type of real estate do you want to get into? In my opinion, bigger places like Orlando, Tampa, Jacksonville, etc have much more to offer than Brevard County. But you can always move anywhere than invest anywhere also. What is your end goal? If it's short term rentals, I don't know the entire state, but many places along the shore are getting much more strict about allowing them so you would want to do research on str friendly areas.

Hi Bernadeau - I won't be in town for this one, but please keep me in mind for the next one. Thanks!

Thank you very much for the replies!  I'll look into hard money loans today - I appreciate the advice!

We are looking at a home listed on the MLS, but they want a Cash buyer only and a proof of funds is required with the contract. If you don't actually have the money sitting in your account, what is the best way to make this purchase? Private money or something else? Thanks from a newbie!
