So.... when you see all the foreclosure listings and it states auction date (but also dates may be changed) and it is still listed as a pre foreclosure.... does this mean that you would still contact owner even if it's past the auction date?

Also what if you look it up and it is past auction date and bank is listed as owner.... do you contact the bank listed??

Thanks for input and for putting the questions to me.  Just came across a listed property that has been on the market for a very long time, have run some numbers but haven't seen the inside of property at this time so can't run actual numbers on rehab costs.  Just know that it is being sold 'as is' 4 bed 2 bath in a good location.  The realtor I work with is also an investor (buy and holds).  Was just wanting some input on how or if it could be done....pros and cons etc.

WOOHOO!! Persistence pays off!! I was able to get the HELOC on my duplex! Still waiting to hear about the offer placed on the triplex. Sellers contract with his agent expired a few days before I put offer in (I wasn't aware of this) and seller is in Florida.... My agent is trying to get in touch. Will see what happens

Thank you both Raquel and Michaela! No I do NOT want to have any part of mortgage fraud!!  I don't have a problem moving in and having any documents changed... I just need to decide if I want to commit to a full year... 6 months I can do, I just would rather have all 3 units rented.. but if it comes to passing up the property and losing one year of rent for my residential unit... well that's my quandary, lol.  It is a good deal..... only if seller accepts my offer, will know by 5:00pm today, so will keep you posted on happenings :)

Thank you for input, I have no desire to be fraudulent in my ventures.... that is why I am asking.  That would be half the year.... I would/could be living there for half the year.  But will look into other low downpayment options as well because I don't think I would want to commit to a full year.
