Ellensburg is ridiculously high like Seattle too! We’ve combed through the central wa markets too and Tri Cities is probably your best bet! Good luck!

@Joel Owens 1. I live in Washington State but the property is in Wisconsin.  2. It is a sale, leaseback.  This will be our first deal if it works out, so I'm feeling a little "in-over-my-head," but the numbers really seem to work out on the property.  I would feel much more comfortable if we had someone on our 'team" to back us up on this.... interested?

My husband and I are newbies and are making an offer on a commercial/industrial property in Wisconsin (Appleton, near Green Bay / Oshkosh) this week.  We don't have an agent and are looking for someone that is local and well versed in that area!  We are from out of state, so our agent will need to be actively involved in our due diligence process.

I’m a newbie, studying about NNN leases and hoping to make a deal next week on one, so I want to be prepared. In a typical lease agreement, how are rentbincreases determined? How is initial NNN $sq/ft usually determined? Is a real estate attorney going to be well versed on this? Any advice on finding a good attorney to write the lease?
