It is extremely difficult to give Jerome Geraghty the proper praise without divulging too much of the case in which I was a defendant. A case that in a rational person's mind shouldn’t have been a case due to its absurdity. That made it all the more a tribute to the incredible mind of the attorney whom, by Divine Intervention, I picked to represent me. He is extremely adept of figuring out riddles of obscurity.

I'm looking for a Real estate lawyer in the Golden/Lakewood area of Colorado. Any suggestions for great lawyers would be appreciated, and any having dealt with Military clients is a plus.

I have been searching the Charleston, WV government websites like the Department of Housing and I’m not getting answers. I guess most people would rather not deal with tenants that might destroy the property, but the key is to have a reliable Chaperone. Is this even a thing or is it only in the movies? Does anyone here have any insight? My mom will probably not make it too much longer and I don’t have the time or resources to put it on the market unless I sell it to a flipper in the area.

well, do to unfavourable situations, I am once again in the 304 and would to meet with anyone that is nearby, the house I'm dealing with is in North Charleston. I'm a lot of overwhelmington (which could be a good thing if you like a good beef whelmington, i don't, I just stick to PB&Js) Meaning I am dealing with the imminent death of my mom and having to deal with Medicaid wanting all of her assets. I have been working on this property as a "handyman," never got the license, because she then made me the Medical and Durable Power of Attorney. Sad to say at this point in the game she won't be needing this house that, like I said, I have spent thousands of hours and dollars last year; getting back to livable status last year. She agreed with everything that I was going to do, and we still planned on me finishing, but I had to jump back to the 303 (Golden, CO) to get my house on the Market. My mom's stroke last week expedited me finishing here. Any input would be much appreciated, and an offer before I have to do the Medicaid paperwork would be amazing. Let me know.

Hi everyone, I hope this thread doesn't get deleted, so I did my due diligence and I think this is the proper location for my question. Can I use hard money to purchase a property that I intend to live in after I pay back what I borrowed? How many days does it take to get the hard money into my hands (either check or transfer to bank)? 

I have about 12 days left to acquire an amount of money that I can not borrow from a bank.

I'd like to attend but I'm trying to get my current project on the market, my deadline keeps getting pushed but I'm learning from my rookie mistakes. I did attend one of the first BadA$$ Investors meetups but the venue was not conducive to learning, and I didn't even get to meet Mindy. Will this event be recorded in anyway?

I have an Attorney here in Charleston, WV. He isn't ready or willing to help out our BiggerPockets family but maybe I can ask him. I have read an awful lot of WV law in my horrendous situation, so maybe I can help as well. I need to go to my mom's Skilled Nursing Facility in a little bit but I know how stressful dealing with properties at a distance is. I'll have to map where your dad's building is and maybe I could try to "convince" them to pay up ;)

Hello everybody,

So I've just spent a long time looking through the forums and haven't found what I'm looking for. Actually there are two things I'm looking for but the first one is the most important. 

Without making this a TL;DR post the background of my situation is disturbing and heart-wrenching; I need a contract between the homeOwner and my company, dlflip, ltd. The contract needs to say that the owner agrees and approves every action I take in the attempt to fix her house with the overall goal of selling her property. I am her durable PoA, but her lawyer, who is my lawyer now too, said that this would be prudent. She had a live-in squatter that has started Magistrate proceedings to evict me, I have counter claimed against said squatter. Our court date is on 6 July 2018, and I need all of the fire power I can gather to make sure said squatter is evicted and hopefully get some of the damages paid for. I am in West Virginia (304) and there aren't any biggerPockets packets for this state. I did ask my local lawyer, but he didn't feel comfortable with helping biggerPockets create a WV packet.

Along with trying to get her house out of the "unfit for occupancy" status (by the Housing Commission) I am also dealing with her financial, medical and legal problems. Since I have successfully established my LLC here as an offshoot from Golden, CO, I am trying to do everything through my LLC to protect myself and the owner.

Any feedback is appreciated.
